Back on the Build: Project #2

There's been radio silence on this page for almost a year, which means I've been both suffering in silence and making moves in silence: two very off-brand activities for a yap-aholic like myself.

Remember when I was doing my first construction project out of pocket and kept saying that I'd never put myself through that again? Yeah... well!

Here's a photo of me, standing in my new construction project, after putting myself through that, again:

Clearly, I hate my bank account and my nervous system. At least this time I can say that I knew what I was getting into, although that didn't ease as much of my pain as I hoped it would.

I won't lie to you or anyone else: construction is a stressful, expensive and exhausting undertaking, but once you can power through it, you have the comfort of knowing that you're sure to take away from it even more than you put in.

Although my impatient self once again charged head-on into this, there were a few things I did differently this time including the way I sourced my materials and how I paced the phases to minimize the stress and to better manage the cashflow. As a real estate agent, this year, I've been working with more first-time buyers who intend to build their own homes or investment properties than ever - so I couldn't think of a better time to reactivate this page to document the process and spread the knowledge.

To follow the recount of this year's construction journey, remember to check in here and my social media pages often for more cautionary tales, rants and advice!
